The apartment is situated on the first floor and is accessed via one flight of stairs. The rooms all open off a spacious central hallway and comprise an attractive twin bedroom with plenty of space and offers tantalising glimpses of Edinburgh Castle in the distance. The freshly decorated accommodation comprises a relaxing sitting room with a comfortable, large, leather sofa and armchairs arranged round a TV with DVD and Freeview. The owners have added plenty of homely touches to welcome their guests.

A spacious Master bedroom has a double bed and extensive mirrored wardrobe space as well as an attractive oriental style cupboard with drawers. The second bedroom can be arranged as a single or provide sleeping accommodation for two people with the use of a pull out guest bed. This room also has excellent cupboard space.

The kitchen has an extending table for up to four people and is well equipped with a good range of units, a twin oven and ceramic hob, a microwave, fridge freezer, double sink and a washer drier. Plenty of crockery, cutlery and glassware have been provided so that guests can enjoy preparing a meal together.

An immaculate tiled bathroom has a bath with shower over, wash hand basin, and w.c. completes the accommodation.

A parking space for one car is available at the rear of the building.

You can walk along its banks all the way to Leith in one direction; or to the Botanic Gardens or the Modern Art Gallery in the other- this is a great way to see Edinburgh from a different perspective while enjoying a variety of wild life and lovely views as you go. You will find a good range of small shops and cafes on Inverleith Row only a short stroll away and there is a large Tesco close by. The city centre and Princes Street are only 15 minutes walk away and if you don't feel like walking, there are excellent bus services close by.
